Reservation Process

Upon finding your ideal property and deciding to proceed, Centro House Marbella will prepare a “Reservation Contract” that outlines your offer and the proposed terms of the purchase. This contract is then sent to the seller for approval. If negotiations are necessary, a final agreement is drafted once all terms are mutually agreed upon.

In Spain, the reservation contract is a crucial step to secure a property for a specified period, allowing your lawyer to perform all necessary legal checks. This agreement includes:

  • Identities of the buyer and seller
  • Agreed price
  • Property address
  • Scheduled dates for signing a Private Purchase Contract (PPC)
  • Planned completion timeline
  • Any specific conditions
  • Deposit handling terms

A deposit of €6,000 secures the property off the market while your lawyer conducts due diligence. This deposit is fully refundable if any legal issues arise.

Once all conditions are verified to be in order, your lawyer will facilitate the signing of a Private Purchase Contract (PPC), ensuring the transfer of 10% of the purchase price to the seller, thus securing the property. A notary appointment will then be arranged to finalize the transaction.
